Abstract

Pemodelan arsitektur dilakukan menggunakan perangkat lunak Revit, sedangkan analisis struktur dilakukan dengan bantuan ETABS untuk memperoleh gaya dalam sebagai dasar perencanaan penulangan beton bertulang. Perhitungan pembebanan mengacu pada standar SNI 1727:2020 untuk pembebanan minimum dan SNI 2847:2019 untuk persyaratan beton struktural, yang meliputi beban mati, beban hidup, beban angin, dan beban hujan. Kinerja struktur juga dievaluasi melalui pengecekan simpangan antar lantai (drift) untuk memastikan keamanan bangunan. Berdasarkan hasil analisis, diperoleh dimensi elemen struktur utama yang meliputi dua tipe balok (300 x 500 mm dan 300 x 600 mm), empat tipe kolom (dengan rentang dimensi dari 400 x 400 mm hingga 600 x 600 mm), serta struktur bawah menggunakan pondasi tiang pancang persegi dimensi 25 x 25 cm pada kedalaman 14 meter. Selain perencanaan struktur, dilakukan pula manajemen proyek yang mencakup penyusunan Rencana Anggaran Biaya (RAB) serta penjadwalan pekerjaan menggunakan Bar Chart dan Kurva S. Berdasarkan hasil perhitungan, diperoleh total biaya proyek sebesar Rp 5.214.874.768,21
